University City Residential Remodel + Kitchen

Currenlty approved for construction - This client already added a detached ADU with views to the north/La Jolla and now its time to renovate the first level of the home including a full kitchen renovation. 

Garage Conversion ADU La Mesa

Currently in Design - This 1950s home with two car garage is planning an ADU garage conversion with one bedroom one bath unit.

Coffee Shop Expansion 

 Currently in Design - A popular coffee company from Arizona is looking to expand to California. They plan to move into an existing space in West Hollywood that would allow then to also have a back patio. Simbiotek will be doing design and food service design for permitting.

Large ADU with Garages + Roof Deck

A couple in Bay Park was interested in removing their garage and shed to create a large 1,200 sf ADU with two separate single car garages and a roof deck. This is the largest you can go for an ADU and takes some planning to make sure you can add a roof deck. The ADU has 3 bedrooms, 2.5 bathrooms and a full size kitchen and living room. Currently in construction.

College Area Residential Remodel + Addition

Currently approved for construction - A lot of homeowners need to choose to expand or relocate. This family had a large lot and wanted to remodel the home including opening up the living space, relocating the kitchen, creating a connection to the backyard and adding a new garage/converting old garage.

Large ADU - Narrow Footprint

A multi-family property owner wanted to add an ADU in a narrow space on the side of their property. In California you are allowed to add 25% more units as ADUs whether its converting an unused interior space or adding a ground-up unit. Starting in 2025 you can now add up to 8 ADUs on Multi-family properties up to the current amount of units. This ADU will be two stories with 960 sf including two bedrooms and two and a half bathrooms with full size kitchen, dining and living room.

Point Loma Home Renovation

This mid century home was updated in the 90s and is need of a refresh. We reviewed options for an updated kitchen, master bathroom, second/third floor addition and whole home renovation in conjunction with Zenay Design. 

North Park Second Floor Addition

This home in North Park already had a converted garage but the growing family that owns it will need more space. The decision was to convert the garage back and do a second story addition with master suite and roof deck. The renovation also includes a kitchen remodel.

Wynson's Ice Cream coming to Merge 56

The delicious Wynston's Ice cream is expanding to Merge 56 in North County. This site will feature a large outdoor seating area with full service scooping cabinets, blender station and more. Coming in 2025.

Normal Heights Single Garage Conversion ADU

A young family in Normal Heights with a 2 bed/1 bath home decided they needed more space for family to visit and a small office. Their aging garage needs to be demolished, however in its place a 300 sf ADU will be built to match the style of the existing 1920s home.

 Costa Mesa Multi-Family Property ADU

Multi-family properties with existing units are allowed to convert or add up to 25% more units as ADUs. This can be a big return on unused space whether its converted space like a garage or gym amenity or a build attached or detached to an existing building. Parking is not required to be added for these units.

Outdoor Restaurant - Little Italy

This project will update the existing home from 1888 to a commercial use with new building for kitchen and prep as well as fire pits, outdoor seating, an entertainment space and outdoor bar. Located near the Little Italy Piazza della Famiglia. this project is in the new heart of the district with walkability for locals and visitors alike.


Loomis Home Remodel

A San Diegan with a second home next to family northeast of Sacramento decided that the outdated home needed renovations. The design flips the kitchen and the formal living room, opening up a wall to a dining room with a large sliding stacking door which opens to a large patio. Two master suites allow for multiple family members to visit and stay comfortably as well. 

Oregon Outdoor Pavilion

Located on the Oregon Coast just above the California border, this residential retreat is in need of an outdoor entertainment and contemplation space. With high wind loads and a unique site of rock fill next to a retained creek area, the design had to be formatted for a structural design that is unique. The pavilion features metal perforated sliding doors that provide shade and privacy from neighbors and the coastal sun.
