North Park Second Floor ADU Over GarageA couple in North Park were interested in adding an ADU (Accessory Dwelling Unit) above their existing 2-car garage on the alley. We were able to fit a one bedroom/one bath with walk-in closet as well as a good size kitchen and a living room. This is a great way to increase property value, provide flexibility and increase income streams. Currently in construction.

Large ADU - Narrow FootprintA multi-family property owner wanted to add an ADU in a narrow space on the side of their property. Starting in 2025 you can now add up to 8 ADUs on Multi-family properties up to the current amount of units. This ADU will be two stories with 960 sf including two bedrooms and two and a half bathrooms with full size kitchen, dining and living room.

North Park Second Story AdditionHome prices have continued to rise, sometimes if you want to stay in your neighborhood its better to add on to your house instead of buying something more expensive. It takes time to go through the design and construction process, but if you build in renting costs etc. you still come out much less than buying a home at market value. This North Park home was originally a small, two bedroom/one bathroom with single car garage. We will be adding a 800 sf second story and opening up the first floor for more living space.

Oregon Outdoor PavilionLocated on the Oregon Coast just above the California border, this residential retreat is in need of an outdoor entertainment and contemplation space. With high wind loads and a unique site of rock fill next to a retained creek area, the design had to be formatted for a structural design that is unique. The pavilion features metal perforated sliding doors that provide shade and privacy from neighbors and the coastal sun.
